Learn About Selling

The majority of home sellers take on the task with an ally: a Real Estate Agent. They feel that it is better to entrust the sale of their biggest investment to a professional, rIf you are considering selling your home the ideal time to put your house on the market is when market rates are low. Low rates benefit both buyers and sellers.

If you decide to sell your home on your own, keep in mind that it will most likely take longer than if you use a real estate agent. Especially in a buyers' market, when there are more sellers than buyers, real estate agents have the advantage with things like the multiple listing when it comes to getting their homes in front of buyers. If you choose to go with an agent be sure to look for a seller’s agent that is familiar with your neighborhood. When choosing an agent here are a few things to consider:

1. Ask how many homes the agent has sold in the past year
2. Out of the homes sold how many were in your neighborhood
3. Have the agent explain the selling process in detail and ask as many questions as necessary
4. Ask how they intend to market your home
5. When signing a listing agreement you should commit to no more than 3 months. If the agent is working well for you following the 3 months then you can always renew and if not then you are free to pursue another agent.

Make sure your house is presentable. Thoroughly clean, paint, patch, and make your home as appealing as possible to potential buyers.

Be patient and remember that it may take longer than expected for your home to sell. The asking price, the time and effort involved, and the market are all factors that affect the selling process. Be realistic and you will less likely be disappointed.
